The queen bed dipped in the middle - so for a couple - not comfortable sleeping. For a single person it would be fine. The hall ways are creaking leading to the rooms. Because the rooms are small - and the bed is a meter from the door - you can hear people walking up and down the hall way and talking - not that pleasant. And no views over the yarra, unlike the photo of the Deluxe room on their website. I haven't seen the lead-in room, but don't see the value in paying extra for the Deluxe room.
Recommended for singles and business individuals. Not recommended for a couple looking for a nice hotel in the city, or a family looking for a spacious room. Next time we'd spend more to get better accommodation. Hope that feedback helps!
